Jennifer Lopez appears to be on the verge of making a large real estate purchase in the wake of her divorce filing from Ben Affleck.
The actress-singer, 55, is currently exploring the potential of buying the famed Azria Estate in the luxe Los Angeles neighborhood of Holmby Hills, insiders told TMZ Wednesday.
The perennial A-lister is ‘close to striking a deal’ on purchasing the 30,000 sq. foot estate, sources told the outlet, noting that she’s offering in the $30 million-$39 million range for the home, which has a listing price of $55 million.
The estate – which is named for late owner, fashion designer Max Azria, who died at the age of 70 in May of 2019 – includes 14 bedrooms with luxe amenities including a home theater and infinity pool.
The outlet noted that there were potential complications in the purchase of the estate, as billionaire Ron Burkle previously entered a $30 million bid on the property to win an auction on it earlier this year.
That has led to litigation in May between Burkle and Azria’s widow Lubov Azria over allegations the contract had been breached, the outlet reported.
The Love Don’t Cost a Thing artist has been in touch with both parties about a potential purchase of the estate, according to TMZ, with the listing held by Branden and Rayni Williams of The Beverly Hills Estates.
Lopez last month, amid her split from Affleck, expressed interest in acquiring the estate and has toured the grounds several times over the past few weeks, insiders told the outlet.
The Jenny from the Block songstress had previously toured the home last year with Affleck while they were house hunting, TMZ reported, and it had been used as a location where her latest film Atlas was filmed.
In another twist, the estate neighbors the Los Angeles mansion Lopez’s ex Sean ‘Diddy’ Combs recently put on sale for $61 million.
Other high-profile people who live in the neighborhood, the outlet reported, include music mogul Jimmy Iovine, businessman Sean Parker and designer Tom Ford.
Among the amenities the estate offers includes manicured gardens, a gym, a wine cellar, a greenhouse, a gaming room, a guest home, a tennis court, an expansive motor court and an infinity pool with adjacent sauna.
The Georgian Colonial-styled home was designed by late architecture icon Paul Williams during the 1930s, and is noted for its columns, moldings and trims.
The abode also has a life-size chess board in its backyard, and exhilarating views of the greater Los Angeles area.
The late Azria bought the property in 2005 and spent around $30 million in renovation fees on the property. A previous listing for the home in 2015 had an asking price of $87 million.
The potential sale is one of many major real estate transactions stemming from the split, as Lopez and Affleck have been looking to sell a $68 million Los Angeles estate dubbed Crestview Manor, while Affleck has settled into a Brentwood, California mansion he bought over the summer nearing the divorce announcement.
Lopez’s August 20, 2024 filing came after months of speculation swirling around the relationship between the A-list singer-actress and actor-director, 52, with their relationship woes dominating the Hollywood headlines in recent months.

Lopez and Affleck made headlines in 2021 when they rekindled their romance, nearly 17 years after calling off their original engagement and postponing their September 2003 wedding.
In April 2021, reports surfaced that the musician and the Oscar-winning director were reconnecting after Lopez’s breakup with former MLB star Alex Rodriguez.
The couple confirmed their relationship on Instagram that July and made their red carpet return at the 2021 Venice Film Festival, and subsequently exchanged vows at the Little White Chapel in Las Vegas on July 16, 2022.
‘In the end it was the best possible wedding we could have imagined,’ Lopez said in her newsletter On the JLo on July 17, 2022. ‘One we dreamed of long ago and one made very real (in the eyes of the state, Las Vegas, a pink convertible and one another) at very, very, long last.’
The couple again exchanged vows at Affleck’s estate outside of Savannah, Georgia on August 20, 2022, two years to the day prior to Lopez’s divorce filing. The guest list included Matt Damon, Kevin Smith, Jason Mewes, and Hollywood talent agent Patrick Whitesell and the ceremony was officiated by podcaster and life coach Jay Shetty.
Lopez is mother to 16-year-old twins, Max and Emme, from her marriage to Marc Anthony, which lasted from 2004 to 2014.
Affleck, who was married to Jennifer Garner from 2005 to 2018, has three children with her: 18-year-old Violet, 15-year-old Fin, and 12-year-old Samuel.
